Service Overview

Plumbing:
The Brief, In Plain English.

What It Is

Reactive and planned plumbing: leak isolation and repair, communal cold water tanks, hot water cylinders, soil and vent stacks, basin and bath taps, isolation valves, washing machine and dishwasher connections, outside taps, mains supply make-good and small-bore radiator work.

Who It's For

Managing agents and freeholders on communal plumbing infrastructure, commercial landlords on demised plumbing within commercial premises, private landlords on let property and homeowners on planned and reactive work.

When You Need It

Active leaks attended same-day. Planned work on EICR-driven remediation, tank cleaning and chlorination cycles, kitchen and bathroom refresh, inter-tenancy turnaround and FRA close-out where stack penetrations need re-sealing.

Why It Matters

Communal plumbing failures hit multiple flats simultaneously and turn into multi-resident habitability and damage claims fast. The cost of being slow on attend isn't the repair: it's the second-floor flat dealing with first-floor's bathwater while the leak sits unattended.

What Happens If You Wait

The Cost Of
Doing Nothing.

Most communal plumbing problems we're called to weren't sudden: they were predictable. Tank-room moisture, soil-stack rocking, valve corrosion, dead-leg stagnation. Planned plumbing programmes catch them before they become 11pm Saturday calls.

Risks Of Ignoring It

  • Multi-flat water damage from a single failed valve or stack joint.
  • Legionella risk in poorly maintained communal cold water tanks.
  • Habitability claims under the Homes (Fitness for Human Habitation) Act for no hot water or active leaks.
  • Insurance claim escalation where preventable damage wasn't preventatively addressed.
  • Building safety case failure where a leak penetrates a sealed compartment penetration and isn't re-sealed.

Common Mistakes Customers Make

  • ×Treating a dripping isolation valve as low-priority: it's about to fail open, not closed.
  • ×Skipping tank cleaning cycles: legionella liability sits with the responsible person regardless of contractor.
  • ×Letting a non-specialist re-seal a stack penetration through a compartment line: voids the fire-stopping.
  • ×Patching a soil stack with mastic: fails fast, leaks worse.
  • ×Self-isolating a leak without identifying upstream cause: comes back next month.

Are you Gas Safe registered?

Half-day minimum on reactive visits, with parts charged at cost-plus-handling. Defined-scope work (e.g. supply and install a cylinder) is fixed-price.

Do you cover out-of-hours emergencies?

Yes: unvented installation by a G3-qualified installer, with notification to building control as required by Part G.

Can you handle a kitchen or bathroom refurbishment?
