Flat roof: felt, EPDM, single-ply

Reinforced bitumen felt repair and overlay, EPDM (Firestone, Hertalan) full-roof and patch, single-ply (PVC, TPO) on commercial premises. Deck condition lifted-and-inspected before full overlay is quoted.

Lead flashing & soakers

Chimney, abutment and parapet lead: code 4 and code 5 depending on detail. Replacement of failed historic flashings, including chasing in to new wedges and pointing.

Gutters, fascias and soffits

uPVC gutter and downpipe replacement, cast-iron repair and lining, fascia and soffit replacement with ventilated detail. Gutter clearance on annual cycle.

Leak diagnostics

Smoke test and dye test where access permits, visual inspection of likely leak paths (valley, abutment, slipped tile, mortar fillet, soaker), and where appropriate moisture mapping inside the room below.

Chimney repair

Re-pointing, cap and flaunching renewal, removal where redundant (with party-wall agreement where required), pot replacement and cowl install.

Compartmentation considerations on re-roof

Roof-void party-wall extensions checked at every re-roof. Where the wall doesn't extend to the underside of the covering, fire-stopped during the works rather than left as a defect.
